I've been seriously considering putting school on hold and finding work to get this ball rolling but aside from that income I'm in a perfect position to purchase my first property as far as time is concerned. 

After refinancing costs, you will net about 76k (this assumes only 4k to refi and that it is not rolled into the loan.

You can also ask the seller for advice on how you should finance it and throw in the word "possible owner finance". this may get the wheels rolling on finding a great owner finance deal.
