I'm a newbie investor trying to get started on my first property, but I'd like to meet with a local Nashville mortgage broker who is investor friendly and is familiar with cash out refi options so I am completely educated on all my options before purchasing my first investment property.Any recommendations for Nashville mortgage brokers who are familiar with cash out refi/RE investors would be fantastic!

To accept a commission/fee you need to be a real estate broker or licensed re agent working under a broker.

Since they are looking to retire, I doubt think they want to go through the trouble to buy a new RE property to invest these proceeds in (assuming, need to ask).

Pros for cash buying:• You can often get the property cheaper because you can close quicker than someone attempting to buy with traditional fundings• You can do a cash out re-fi if you fix the property up and get it rented so that you can leverage that money on a new dealCons:• Your repair costs may be more than anticipated • Your money is now locked up in a deal and you may lose money if the deal goes south• Doing a cash out re-fi may take a while to get doneCash buying is a great way to employ the BRRR (Buy, repair, rent, refinance) strategy that is often talked about here on BP.

Many investors also don't/can't add value and, therefore, can't absorb the correction and generate a positive return.My comments are geared more towards cash flow than market value plays.

Also make sure there are no clouds on the title etc.. if you are not familiar with the process then find yourself a good RE attorney who knows the process.

My current RE agent is JB Farrell of Keller Williams Realty, he's lived in the area for longer than I've been alive.. and I was recommended to him by an agent who offered to help me from one of my previous posts!
