Precious metals have more of a track record of course but the decoupling of the paper price and the physical prices blindsided a lot of metals enthusiasts. 

I'm retired now, and I have a spreadsheet that tracks all the autopays, incoming and outgoing, making sure the cash flow is right, enough money in the bank.

Hello Sophia have you been able to get your contractor back on track with the schedule we need to stay on top of this time is money I did not see any response from you yet.

So essentially we're just vetting tenants and keeping track of the maintenance for him.

We are right on track at spending the full 10% that we "budget" for cap-ex and maintenance.
