the way I envision that …during the attorney review I could draw the layout of the house and input what needs to be changed …the soft should tell me how much insurance would pay for that ..that I think might have something to do with how much I would pay for the material (?)

For anyone that is driving for dollars, or running, walking, cycling, etc - Do you ever just drop marketing material at the property (Door hangers, brochures, postcards in the door) while you're there, rather than come home and send a letter?

With the intent of your plan there is ZERO attractiveness to either of these two deals from any unknown investor and frankly even family members likely will not like this either.You need better reading material from folks who actually do put deals together, I feel like you have read too much from folks with pipe-dreams.

If you dont spend the time to manage the rehab your looking at all sorts of problems and setting yourself up for failure:Contractors not doing it the way you want itRedos then cost you big timeWorkers standing around doing nothing without directionThefts of materials, tools, etcWorkers not closing up or locking it down well enough and break ins happenVandalismMost people working on your home just dont care as much and get lazy, again costing big time and not getting the same quality as if you yourself were doing it.

I didn't take the course so I'm assuming the material covered based on the test questions, (I took a sample test, 100 questions, got a 94 and missed a few due to disclosures I wasn't aware of).Hopefully, other mortgage originators will jump in.Let's view collateral first as to loan underwriting.Properties are appraised and those appraisals are reviewed.
