It seems like a really great tool that not only collects rent, but can handle tenant applications and screening, track expenses, manage maintenance requests and can create a website for advertisement.

@Onye Chukwuma I am not sure where you are located and if all items would apply but happy to share with you our Lease Screening Matrix which we have developed over 1000s of applications.   

There are numerous strategies that can get you where you want to be which is why you need to think about where you want to be (ie goals) before you start.

Some lenders will offer lower interest rates above a certain dollar amount, and then some shady character brokers will charge a fee for putting your application in below a certain dollar amount also.

You put them on separate leases so joint and several would not be applicable.

Newbie to Landlording.Having read the book by Brandon Turner, I realized that there are few information gathering forms (such as Application, Potential Tenant Questionnaire, Move-out Survey Form, etc) that can possibly be converted to Electronic Survey forms (such as Google Forms, SurveyMonkey, Qualtrics, etc)If anyone is kind enough to share their Electronic Survey forms, I can try figure out how the form can be replicated with another person so that I can customize and reuse.
