He is currently paying $1100 rent & paid on time. previous landlord said paid mostly on time (had a few lates but let landlord know ahead of time & paid the late fee) & said would rent from them again.

Put your money towards whichever has the higher value, and you'll come out ahead!

After that you won't even notice the tobacco smoke.

On the sixth I leave late notices and they say "As of mail delivery, this date, I have not received your rent payment.

I've heard of some people getting 7 but I have yet to see that option by me.You're going to have a tough road ahead to get a better commercial loan than what you have.
