Namely, the they would not call a pro but could go DIY on you and that could be very expensive in the long run.....I get nervous if I see a tenant (or worse their friend/relative) who claim far more expertise than they hold ready to "fix sumthin" ... 

This makes for very nervous investing if you want to jump in now.- A lot of folks come South to buy a vacation home but investing is bit more like work.

A first time investor can get nervous but need to remind yourself why you are interested in RE and why are you on this site.

This is what makes me nervous about getting over on the rental side of things.

It is getting a little interesting now though it seems to be slowing somewhat and Houston is very heavily dependent on oil & gas and the medical field so with gas prices dropping some folks (not me) are a little nervous prices will recess a little bit.

Nervous about moving forward.
