If I sell, I pay off the debt, lose the asset, and have no more monthly income from the property but I would be DEBT FREE, which is very enticing.

They paid $100 over mortgage but saved $400 month over the previous rent.

I’ve been hearing for months that we will soon see a wave of distressed assets and forced sales.

We start showing rooms to prospective tenants right around a month before lease expiration.

It can rent for up to $6500 to $7000 per month for all 4 units when fixed up.

I had to use one in NYC when on vacation there one time and they charged 350.00 bucks and I was outraged,, but for me that does 4 to 10 closings a month as a seller it adds up to real money :)Not sure what the on line one charges because same thing this was with chicago title and I did not pay for it since we do a ton of closings with them they accomodate my stingy streak :)

Regarding turnover: This depends on whether you have them sign a 1-yr. lease, Semester lease, 10-month lease, etc.

So I only collect $1400 a month but they technically are being charged $1500 with a $100 discount. 

It’s currently rented for $2,200/month, with a mortgage and HOA fees totaling $1,900/month.
