They would likely have the tax liability immediately if it's not primary residence, so spreading it out over years may be helpful if they're not doing a 1031 exchange into a new investment property.

Honestly, if I was purchasing turn key I'd run the numbers in my my spread sheet and compare.

I'll likely go pro anyway though, I really like the PDF view you can create, which is something I don't know how to replace in a spread sheet.
