With regards to flipping, I think competition (as @Ethan Henning hit on) is going to be way more a factor than taxes in the current market environment.  

But it should all be nice and maybe with a few above-average things to draw people in in the living room, kitchen or main bathroom.

I mainly plan to use LLC for asset protection if anything goes wrong, it shouldn't involve my personal asset.

so I drove to the property, there explained everything. you can see the sky through the roof, half of house was gone, the windows were boarded up..... it was in a tiny neighborhood, I mean there are only 7 houses in the neigh hood, off a main street.

So instead of renting out one side at $600 you could rent out (lets assume there's two bedrooms) each bedroom at $400 each (obviously utilities will play a factor in how much to charge per room). 

Remember you have to factor in closing cost on refinance and the upfront MIP for fha Loans origination.
