Do you have any investment accounts you can withdrawal from?

So, given that you are a general contractor and master electrician, the obvious strategies that come to mind involve physical rehabs of a property.

Initial owner was on a contract for deed where, unfortunately, they were unable to meet their payment obligations. 3 investors involved in this deal. 1/3 split up front cost. 30 year conventional financing with one investor assuming loan while all parties had a legally binding MOU.

Other than setting up a domestic and foreign LLC due to properties being in different states, transferring the deeds, and opening business bank accounts (and funding), what else needs to be done?

Ideally you (the lender) would be a passive partner in the company, take a percentage of the net profit from each deal, and not be involved in the day to day operations.

This person would essentially be instrumental in putting the entire deal together.Given the significant role this individual would play, I'm curious about how their involvement is typically reflected in the closing documents, if at all.

Had Insurance thru Mercury a Commercial account with 6  sfr properties and have been canceled because of safety issue . and was fixed but not in the time frame they wanted. and they canceled  me completely. 

@Kelly O'Keefe For more context, we have a business checking account which we have made capital contributions into, and we have put the business expenses on the business credit card and have paid that card off from the business checking account.
