Evictions are typically a minimum of six months, and that's assuming you have a good lawyer and don't hit any bumps.

I would think said attorney could also get disbarred I was semi to fully shocked to hear that...I went down this road in the 90's as I thought it was my original Idea.. my lawyer ( and is still my Lawyer) she reps banks  just kind of laughed and me and said please don't do that  LOL.

It's more expensive and harder...does one need a lawyer to set up the DST? 

Because they represent the municipality filing for tax sale, and if the lawyer tells them he recommends delaying tax sale as you are trying to solve some complicated issues they normally will go along with the lawyers request.Also the tax sale file will tell you who filed the Medicare lien.Before you move ahead look and see what the present liens are plus what the house is worth today "as is".

I need to investigate some more about the nearest sewer and water lines, and lawyer costs.

I would strongly suggest that you guys hire a lawyer for the operating agreement.

I even think there may be opportunity to do some mixed-use space on the first floor, most likely just small rentable office suites for professionals (think lawyers, CPAS, real estate agents etc.)
