Identify your goals - what do you WANT?

Hi BiggerPockets Community,Curious to hear how the other wholesalers and flippers here identify the areas they work in and market to, in order to find deals.

While you're building your funds you can be researching and identifying a market.

Your cash buyers are knowledgeable on rehabs and will be able to identify what work they would do if they were to purchase the property. 

@Paul Brown you have already started doing really smart things with your real estate investing by identifying what you are looking to be involved in. 

@Anthony SurachBest place to start is driving for dollars to identify ugly distressed homes and either knock on doors or leave notes.

Is it looking for the right agent in the area of focus who can identify properties and connect you with contractors?

My current full time job is full remote so I am planning on identifying an area to invest in and spending a few months out there to find, purchase, rehab and rent properties. 

I basically identified a bunch of properties prior to the 45 day identification period and carved it down very quickly based upon negotiations. 180 days to close seems to be ample time, but anything can happen.

A person must know what your looking for and drill down from that generalized term to identify the specialized "contractor" type and go from there.
