I suppose the advice I'm seeking is how specifically to split it up.

If you don't yet have the track record, then it is becoming increasingly harder to develop one.One idea for a new-comer might be to seek out relationships with more experienced Sponsors and try to work with them.

You could also seek to use the BRRR method to get some or all of your money out to put towards another property.
