If they are not aligned then simply keep looking till you find one that is.I used to own a company that managed almost 1,000 single family homes before I sold it.Below are some questions I would think would be a good starting point for you to see who really treats their company like a business or a hobby.

My favorite use of this, is if after I rehab the property and find my end buyer, I may either sell my option to my buyer OR if they are using FHA financing, which would prevent me from double closing because of title seasoning restrictions, I will sell the property as POA of the seller.

Penfed, my favorite HELOC lender, nor my local credit union, will not lend on a house with loose wires, termite damage, missing glass, or holes/missing sheetrock...with a full appraisal they see the repairs, and they will ask (and deny) if you don’t have the house in good condition.
