Dont ever go to the property without a witness and have a constable with you when you are changing the locks once the eviction is complete.There is a chance he will leave once he gets the letter from your attorney.

To be honest, I'd much rather purchase a property with a municipal inspection completed prior - now I know exactly what needs to be done to get the home up to code and can better estimate repairs.

It would take hours for someone to go to the property each time and give you an estimate.

When you target people who might be a little more motivated to sell, that is when you will have a higher chance of getting owner financing.I try to talk with people who are behind on mortgage, property taxes, divorces, etc.
