It's because asking them to find a way to assist them is more work than you finding the way you can assist them and asking if you can do it for them.

I imagine one "disabled" and on public assistance even more so.Does anyone have any actual knowledge of the NJ law regarding this situation?

Also, any additional advice or assistance with this would be greatly appreciated if you have any personal experience in this arena.I recently read (twice) Mitch Stephen's book on the "art of owner financing", a great read.

@Gustavo Zamora, you are correct that sometimes the terms of a deal (type of financing, seller assist, inspections, etc) can affect whether a seller accepts your offer or not.

We offer a LOT of assistance here on BP - if you actually take the time to look.But, you're free to share your opinion...

My plan is to offer 370k with 10k seller assist.
