doing some research for an upcoming presentation, and as a hands-ON investor, it can be hard for me to really put my 'hands-OFF hat' on and compare passive investing vehicles without any bias. i'd love to hear especially from those who have tried multiple strategies, which of these you lean towards most & why:- syndications- REITs- private lending- being a hands-off capital partner- buying from turnkey companies (not sure i'd call this passive though)...

You mentioned printing mailers, what investing strategy are you focused on pursuing?

In an effort to get creative and try our hands in a new strategy and gave MTR's a crack and pivoted the deal.

The CCIM designation is a big plus but not required.

And another attorney is saying that we do not have to pay the transfer tax at all using the land trust strategy. 

But of course, you want to get a pretty good idea of the strategy from others that have been successful. 

One strategy I've found that works well in the past is driving around, finding a property that is clearly a rental (a bit rundown, lawn not taken care of, etc.), then pulling the title for the properties that I find.

I don't need to justify my actions, and u better not be so judgemental about different investment strategies 🤷

I want to ideally find an off-market single-family property as my first deal using g this strategy.
