Due to the overall nature and competiveness of the market, I've advised my clients to view SFH that contain in-law suites as opposed to 2-4 unit properties that have been receiving multiple over asking offers from cash buyers.

Sure, it can be done with a "regular" LLC formerly described, but you'd have to update/amend your Operating Agreement.
