I do not know that a realtor attracted to the Redfin business model ("a little less work for a little less pay") will on average be a good fit for an investor (that requires 5x more work).

You'll talk w sellers who are motivated to sell but it doesn't fit a wholesale model (house in retail condition, no need to sell quickly, etc). pass those folks on to the realtor who can list it the traditional way.

This is a very different model from what appears to be the norm of adding lots of units quickly/rehab/cash out refi, etc. so any comments on why my strategy would be a bad long term strategy would of course be much appreciated.
