those rules are totally out dated.. they were fine coming out of the GFC  but values have risen faster than rent.. not that you cant get those today you can if your willing to risk asset class and or you hunt for these on your own direct to seller.

But on Quickbooks each property is it's own "class".

The property is considered to be in an A-B class neighborhood in St.

I've been on BP for many years and never heard of anyone successfully using 3rd party management in D class.

Bragaw is C class with very few exceptions that may be a B.  

Also what does a "good deal" mean to them; it is definitely not the same for every investor or even every investor in the same asset class.  

I would rather be feared then loved and Ill take the risk of dealing with the magistrates and explaining a simple escrow account over losing money on a business transaction.Spoken like someone who has never stood in from of a housing court judge, stroked a large check to a lawyer, or taken a contracts class. 

Picture a positive loaded attribute property; good tenant class, safe place, good appreciation etc etc, that area is going to cost more if not most and have very fierce competition on multiple levels because it is loaded with positives.

As you well know, there are lots of aspects to consider with investing in any asset class.
