I would like the take the MFH approach and house hack since I don't have any serious financial or familial commitments at this point in life.  

However, no one is going to get mad at you as long as you commit to actually doing what you say your going to do.

You could do an LOI which isn't really binding just to get your terms on paper and have the seller somewhat commit to them.

Time block and commit to it and you'll be amazed at how efficient you can become.

@Bill Brandt its moreso the time and commitment of learning the platform than the cost, although I hadn't even considered Quicken.
