Debt to income will come into play if you use conventional financing.

So my question is, for those of you who have done and are actively doing fix and flip projects, what are your top three favorite methods to find great deals?

My husband is active duty and we will be relocating to Colorado Springs this November, so a owner occupied type loan won’t work for us.

All I know is that in my experience roof stock touches base on everything you have said you do not want to do, for example “play landlord” you basically just sit back and watch the money roll in (given it is a good investment).  

The play there is that as regulated tenants leave the apartments can be renovated and rented or sold at market rate.

I'm not stopping buying, but I'm definitely more cautions than I have been over the last two years of active acquisitions. 

I know this is a slow longer play, but I am conservative and can save a lot of my income month to month.
