Jeffery,  while this is a good list some of it just simply is not possible to obtain or worth the effort. 

I know bigger pockets offers their own but wasn't sure if anyone had any experience with using those documents and if it's worth the money?

It was a foreclosed HUD home, we bought it for $125,000, and it's now worth about $250,000.

Rockstars know their worth, and will usually (not always) be more on the expensive side. 

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

I definitely recommend checking some of the real estate meetups in the area (there are plenty to choose from) to start getting connected with people in similar spots and to find resources to help.Happy to answer any questions you might have.

If there are similar units WITH a kitchen, just without the outdoor space, then it might be worth considering a move or a tough conversation with the landlord.

Otherwise, we lend on investment properties, so if we couldn't fit it into the 2nd home qualification we'd have solutions.Feel free to connect!
