The loan was sold to another lender in March - we had autopay set up with the first lender and apparently it didn't transfer, thus resulting in 2 months not paid (March & April).

As others mentioned, you will still need to find an attorney or title company to ensure that clear title is properly transferred from seller. 

If they were two options: delay closing for 1 month and make sure the one tenant is out or remind them that they were served notice and have to move by the end of the month.Hopefully you are getting the deposit of the other tenant transferred at closing along with prorated rent.

Hi everyone,I have a duplex financed in my name, but then I transferred title to single owner LLC with a quit claim deed.  

CA leads the way on the migration front with Washington in 2nd place, Oregan, Colorado, and many of the midwest states like Illinois contributing significant numbers as well.Some of the migration is job opportunity and many of the transfers are just looking for new fresh scenery.

If your flipping entity is an S-corp, transferring property would be taxable. 

Also, if I end up transferring it to an LLC a 1031 exchange would work after I build up equity or am I missing something?

As I understand it now my qualified portion of ownership is 31/71 or roughly 43.6% as of now.

Every state needs a title office or attorney to transfer title.
