The loan was sold to another lender in March - we had autopay set up with the first lender and apparently it didn't transfer, thus resulting in 2 months not paid (March & April).

As others mentioned, you will still need to find an attorney or title company to ensure that clear title is properly transferred from seller.

If they were two options: delay closing for 1 month and make sure the one tenant is out or remind them that they were served notice and have to move by the end of the month.Hopefully you are getting the deposit of the other tenant transferred at closing along with prorated rent.
