Currently my husband and I own three rental properties along with our primary residence.

I would like to bundle about three properties with one being a single family and the others being at least two-four family where I would like to do a owner occupancy.I'm planning to get pre-approved for a loan with a low down payment (3.5%) that will allow me to bundle any three properties that I find.

Water and garbage bills are every two months, sewer is every three months.

I purchased three duplexes and took a break until 2017.

@Thomas Burnett what made you think they would even entertain the offer of $120K on a $209K ask, 6 hours after it was listed?

The property has three 2br units and the rents are as follows with tenants paying all utilities but water :Unit 1: 800Unit 2: 750Unit 3: 650(Unit 3 is mine and a room is rented out to a friend) I haven’t received my first water and electric bill for the house lights but those shouldn’t be too excessive.I want to start working on putting together a deal for another multifamily with 3-4 units in about a year.

(I've gotten around it by setting up mail forwarding from that address, which has so far successfully caught one out of three postcards)#3 - Once again, how do the major players do it?
