I've heard repeatedly that it is hard to get more conventional style financing on buildings with more than 4 units, and I've heard that 5-6 unit buildings are often too small to get commercial style financing.  

I would think putting 10 houses on 1 acre and building a type of garden style community would be quite attractive and extremely profitable.

What we are trying to achieve here is for him to take possession of the property in event of a default with the least hassle.

For example, once a 20% annualized return is achieved, then all proceeds after that are split 50/50.

And as a newbie, I still feel inferior.BUT I keep going because more than anything, I fear not achieving financial freedom.

I think it partly depends on your price point and style of rental, as in, is this a fishing cabin or a luxury retreat?

We have a goal to get 5 (10 doors) in 12 months so my wife can stay home and raise our kiddos and eventually We could both do this full time however I'm interested in other ways to achieve this aside from the 25% down conventional model as our capital is limited and even grow faster, could we double our number??

With those factored in though, I think it's very hard to achieve 10% from what I've seen, but I could be wrong.

I'd like to save a few dollars since this is an investment but wouldn't want to sacrifice in quality or style.
