This is happening with or without a mentor but I'm certain a mentor would help speed up the process. 

Have you considered having her buying it and then selling it to you at a later date?

I work with many newbie investors that I think they could help with speeding up their learning curve.

Keep a a “large” security deposit (like 6 months of rent past move out date).

We just said to let us know whether they will be staying or going bY a certain date.

@Katherine Sommer While I think on the national level (CA, NY, NJ, WA, OR, CT, NoVa) there are going to be some speed bumps in the road kicked off by a few global crises' (Great Britain's fuel shortage, China/Evergrande, inflation, end of forbearance).

Quick real life example: I wholesaled a deal 3 weeks ago in which the seller just texted me a few days ago saying this deal changed her life and will make her a millionaire because the speed of the transaction enabled her to take her equity/profit and plug it into 2 very good real estate deals. 

Re-designed the interior layout, added square footage, added master deck, and re-designed the exterior from dated Tudor style to Modern Farmhouse.
