From my experience, local private lenders are much more reliable and easy to deal with than nation wide big private lenders.

When you say built in the 1900's, that could be anything from 1900 to 1999 which is a very wide range.

Speaking with different people in the market (property managers, appraisers, realtors, etc) I have received widely different opinions on values and market rents.  

Important to go in eyes wide open about rules, regulations, fees, waiting periods, etc.
