@Edward Adekanbi My two pennies,Go to your local community college and enroll in classes to earn credits toward being able to sit for your state RE license exam.  

My concern is that my unit will sit vacant for too long a period.

However, sometimes it's nice to sit down face-to-face to chat about real estate investing.  

The A seller owns the house outright and it has been sitting vacant for 12 years.

And its likely that house would sit on the market for some months.

Trying to find the opportunity for a flip has been difficult as prices have come up quick and fast and now they are sitting on the market again. 

Christmas is a good time to buy but the house might sit vacant for 6 months of WI winter. 

@Erin Wysocki The best money you will ever spend is to sit down with a RE attorney for an hour and ask them about Foreclosures.  

Will I be able to resell as it sits?

We'd like to spend 120-125, and the house is currently sitting at 170k.Normally, I wouldn't even bother with something that over our budget, however I noticed It was orginally listed for 199k, but has dropped 7-8% every month since.
