It is a measuring stick made up by people on BP who most likely buy complete junk in really crappy, non-appreciating markets where there are so few retail buyers the majority of houses are sold to out of state investors thinking they are getting a smoking deal because they only see .5 to 1% rent to value ratios in their own market.I'd go as far to say I have conspiracy theories it was developed by a few turnkey providers lurking on here to push their product.

If they don't smoke at all, they are quick to say so.)If they don't meet my requirements, I simply say, "I'm sorry, you don't meet the requirements of blah blah, so I appreciate your interest, but I don't want to waste your time. "  If they push, I simply say no again.  

Never give them part of the after sale profits,ever.Have a plan,hire the right contractors,and push them to complete it without excuses.Purchase all the materials yourself and make sure it all arrives to the job site and doesn't end up in their cousins garage to be used for their personal use.Rule of acquisition #74, "Knowledge equals profit".Before you sign a piece of paper or plunk down one dollar know,don't think,know exactly what the property will need to be fixed,listed,and be sold quickly to prevent this year long sale from ever happening again.Get advice from local experts on everything from the neighborhoods to invest in,where to buy the best materials for the best price,and who the best contractors are to hire.Good luck in the future.

I lived in tri-taylor 10 years ago and thought it had a ton of potential but with the market contraction I don't see enough demand  to push past Damen.

Also lawn care from a good company( not a 14yo neighbor with a push mower) will be 50 bucks to just show up.
