The price sellers want to sell is retail but you must only buy wholesale as I call it. 3,400,000 according to the numbers by seller is a fair price but when you've showed the other numbers as in 21k NOI them the price went down to 611k purchase price as I divided the NOI by the area cap rate.

We've built everything from SFR, medical office, office/retail condos, office parks, subdivision, etc. there, and still have family there. 

The cost of maintaining a flat roof is generally considered cheaper and as such all the large commercial retail buildings use this material.

I'm an active investor in the area and would love to meet other's also involved in the real estate industry out here, or interested in becoming an investor.I'm always looking for new deals and will do my best to help anyone looking for advice.

THEN, based in their current situation, they can choose option A (list retail) or option B (go with my offer).

I talked to a few and they want to sell their property for retail themselves because they have a neighbor who sold their house on their own in a short amount of time.

Although I have spent most of my career in the Oil and Gas industry both here in America and overseas, I have always had a romance with real estate and have recently decided to jump ALL IN and am looking for like minded individuals interested in working together in the creative investment aspects of the business.

There are plenty of people who are new to this industry, but never get off the ground because they allow their fear to be their decision maker. 

Most of what i have seen is being sold at retail, and a lot of it had exaggerated income.
