In the advertisement on BP podcast they exclaim that they will drive up the rentals and that you will have a low vacancy rate. this is 100% true. i have been booked solid since may. however. last month it cost me $500 to let strangers stay in my house and this month i might break even. 

I am not sure if I should pay off my mortgage of $270,000 at 6.5% or should I do a 1031 exchange and invest in a rental property. 

We have rental homes in CA and in AZ.

We have very good cashflow here on our rentals.

I recently closed on my first rental apartment here in NY.

The plan is to hold it long enough to see appreciation do it's thing AND in time we have the option to turn it into an entire house airbnb or even a long term rental for passiveness sake.

My normal insurance provider(Erie) said they will not provide coverage on a rental we are about to purchase due to the home having fireplaces.
