You will also need a good property manager, be sure you know all of the costs involved with that (how much they charge to place a tenant, renewal fees, monthly fees).

Common fees will include a set-up fee, leasing fee for each turnover or a lease renewal fee, marking up maintenance, retaining late fees, and more.

You're not required to make any changes - just as the tenant is not required to renew the lease if they are unhappy with the place.Personally, I would not want a dirt backyard as the dirt will find its way into the house and dirty the place, ruin the carpet, etc.

You also need to make sure that you do not do anything such as not renewing the lease because of the person's emotional support animal.

But I do pay that stoopid $150 renewal fee.
