I’d recommend sticking with the W-2 until it plays out.

Keeping thorough records of all expenses is essential for tax and compliance purposes.To make it easy, I recommend just keeping everything on the one account and avoid mixing in other accounts.

The broker is probably overstating NOI.I'd recommend doing your own underwriting to come up with a value. 

I would recommend looking into Verifast or Snappt to help with vetting applications.
