What makes the interest 100% tax deductible is the fact that you own an income producing property, not the cash you put in or refinanced out.If it's a mix use (househack) or 100% primary use, you might have to get some more insight from a tax professional who can tell you the new 2018-2025 tax code about the $375k/$750k limits for primary or perhaps a prorated amount for househack?

We have remodeled the kitchen, and slightly remodeled  the bathroom, added pavers and rocks to the back yard, new gates.East Whittier is a hot area, because prices are distressed, but it's close to everything, good schools, crime level is low.Agents are contacting me like crazy to sell (could be the season), but I'd like to know if it's a good idea to sell for top dollar before the meltdown, or hold tight with our low-ish mortgage payment ($1,848)?

Replacing the 1950's R5 paper-backed rock wool insulation in the walls with R24 worth of closed-cell spray foam; adding 6" of blown cellulose to the attic (to bring it to R50); installing an R10 subfloor over the slab; and installing a ductless split heat pump cost us ~8K.
