Since I am only 21 and never purchased a house before I am a little nervous to buy the house with owner financing.I would like to present a lease option to the seller, hopefully with great terms (low payment, little or no down payment) then find a quality tenant buyer and assign my contract to them and get out of the deal.

I'm overly excited & nervous about the entire process, but after listening to the first 102 podcast I thought I should write about my experience:#Deal 1: Owner financed 5 unit buy and hold, 100% occupied#Deal 2: Duplex (I thought it was a foreclosure due to outdated zillow and proceeded with knocking on the door only to find out the owner was indeed selling).

done cash for keys many times... yes a few times when under contract. not sure they will be too inclined to chat with PD standing behind you :) there is no set amount to offer... my offers historically have been commensurate with the amount they were supposed to be paying per month with the thought process is that is the next price range they will be looking to rent in... if your nervous to go there alone go leave a bright neon green paper taped to the front door and briefly tell him who you are and that you want to give him money to get out.

I'm just afraid I'll be losing out on cashflow to equity (which isn't a bad thing) but I'm nervous it will be hard to pull out the equity in the future without having to sell...
