How beneficial is putting a solar system in a rental property?

I'm looking to invest in rentals. What would be some pros and cons to getting a real estate license?

Just like the 2008 housing market crashThe unemployment rate is still at an all-time high.My questions are:I don't know if I should be more patient and wait until next year when the price drops and then buy when the property price drops.Or maybe wait until foreclosure houses on the market next year and buy at a discounted price.I am aware that every state/area is different, but some opinion and guidance would be beneficial!

Down the road, our hope would be to set up an LLC once we have accrued several rental properties, but I do not think it would be beneficial at this time.

I just believe that there are other ways to get the job done without me having to borrow money from a bank to make it happen, I would much rather prefer to find a partner that I can build a mutual trust with and continue to do similar projects in the future. 

I am in the market to develop strong relationships that are mutually beneficial.
