Hello, newbie landlord question here: Is it common to require first month's rent, last month's rent, and a security deposit for new tenants?

I was told that if you purchase a property using a conventional loan (mortgage in your name), that within a month or so after you purchase the property, you can use a Quick Claim Deed or Warranty Deed to transfer the name on the Deed of the property to your LLC.

I currently live in Western WA but am looking to make the move to Eastern WA, specifically the Spokane Valley area.

There are limited exceptions for properties that were recently purchased but it does not sound like that applies to your situation.
