This person probably sites on the internet and thinks they know what they are talking about but again 100% clueless.Rental Pricing Regulations 99% of the time HUD pays MORE than cash.in OH anyway.Risk of Renting in Lower Income Areas SEC 8 prop can be anywhere, NOT just low income, I have props in the best areas in Cleveland.

A little trick that we used when we wrote offers was the following verbiage on the financing:"Cash or existing credit line"It's not a lie and it sounds pretty much the same as cash.

If you are going to be financing the remainder, then that payment will be included in your DTI.I always tell my clients this: you need to qualify based on 1) income 2) assets and 3) credit.

Starting my wholesale journey right now :)I have some experience in buying real estate for rentals and flips.As a rule I made for myself, I won't work in areas where I know crime levels are high and are generally low income areas, becasue I know how hard it is to sell them (if its a fix & flips) or rent them.Nowadays I'm looking into starting my wholesale business and was curious about that...Does it matter for the cash buyers?

I got audited for my plane and got through it OK with my log book and I always either flew IFR or with flight following so my destinations are on flight aware tagged to my N number then just show the deals we bought or the loans I made in the locations I flew to or the bizz associates that I met with.. where i got hammered was on commercial flights.. credit card statements and receipts did not work or were not good enough I need to save the actual boarding pass.
