I currently have 4 in the yard, all Chevy/GMC 2500s, one for parts and 3 registered ('03, '04, and an '05), and I'm buying another '05 as soon as the lady that inherited it gets the title in her name (A deal I can't pass up, her dad bought it last December for $11k, she's selling to me for less then half of that.).

Along with depreciation unless you stay in the rentals for ever and then just let them be inherited you have to 1031 for the rest of your life or keep them the rest of your life.. or if you sell you have to recapture all that deprecation.. so while it has benefits today its not tax free money unless again you keep them forever give to kiddos and they receive the stepped up basis.. that's my understanding anyway.

Hello I am getting ready to close on a rental property that has two tenants that are already occupying the units what are some of the first steps I should do in terms of introducing myself and collecting rents and things of that nature should I asked to see updated paystub‘s what suggestions or feedback do you have about inheriting tenets?

if i would of left as a single family the comps were 145 K to 160 K - lessen learned on this one, lumps and bumps of investing , the rent for single family are around $1150.00 to $1450.00 Section 8 - but decided to do the duplex to get $800 & $900 each unit that is working good for the cash flow, just the appraiser did me dirty and the double close on the BRRRR cost the most on this project for my ROI, I have the property now it will take 3-4 years of good tenets to make up for the bad appraisal for the ROI.
