If you are planning to go that route @Kevin Sobilo is right to say do all 3 refinances at once so you can get the low fixed rate instead of the Adjustable rate HELOC.Good eye for trying to get in the area prior to the plant being built there. 

Rents lagged a bit and just barely starting to catch up from what I've seen starting around August, 2021, but no where near enough.

Little leaks will not be reported, slightly malfunctioning systems will not be noticed, you don't get to put your eyes on the property more than once or twice a year.
