Communication with your tenants is a better way to go than just coming up with an idea in your head (based on your perspective) and then implementing a plan.

@Felipe Chavez You have received great advise from @Ken Naim I will just add that you continue to educate yourself and close on your 4-units first before going to higher units. 5+ units are considered a commercial and they come with more stringent terms so it's always good to have a 4-units first before 5+ units.

If your market then implements some type of rent control increase as A LOT of markets are starting to do, you'll be in a very bad spot for a very very long time.  

Also, learn a lot about the systems you can/should implement to make managing an STR easier for you.

Am I the only person that paid 5k for a seminar and became successful because of what I learned and implemented?
