You could go under contract with specific contingencies like financing and inspections.

I am purchasing the homes at fair market value and close next month.The engineering and city applications are already submitted for the subdivision and signs indicate it will be approved or else no deal.I have the homes under contract and the property owners have signed another listing agreement to allow me to market their homes to the next buyer.

I would talk to as many investors as possible who own in Cleveland, and if they don’t self contract I’d find out who is contracting for them and who their property manager is.

Considerations: From contract law perspective, House 1 has a severe misunderstanding or deceit involved (“Rent Ready” is not the fact at all), the purchase agreement shouldn’t be valid from the beginning; House 2 wasn’t properly executed, we should have the right to cancel the whole agreement.

I agree with @Joe Villeneuve your lease and your option contract should be done separately but simultaneously.
