Based on the above projections I receive, I then decide to move forward with the property or look elsewhere.

Nothing special about the construction aspect, just the zoning and regulatory part of them....Start calling Licensed builders, maybe find a younger , newer guy and give him a chance on an easier project.....

RDU is a great market for appreciation, my focus is to get close to breakeven, make it sustainable, and ride that wave, eventually cashflow with future refi(s) and or by using value add strategies.
