We do it often in our brokerage and have never encountered a situation where we have felt we had a conflict of interest and all parties have always been happy.

Also be on the lookout for lenders that say they can do it and then ask for an upfront fee of some sorts as that is how they scam people.

We consulted with a couple HVAC guys and while they did advise that it wouldn't be too much of an issue because it's just "radiant heat", I wanted to see if anyone has seen something similar or encountered a situation like this?

To try to avoid getting scammed, ask for a walk-thru video with running commentary - basically, tell the contractor to pretend they were explaining the work to you like you were standing next to them.

I've encountered these in the past and was concerned-- I actually turned down a really great deal years ago due to the unknown with the gravity furnaces at the property that I'm still kicking myself over.Realistically if they are in working order they will likely continue to work for a long time or be easily serviced due to the lack of moving parts within.

Good morning BPI was introduced to a no doc private money lender on Facebook. He is asking for $1,500 before he can disburse the funds. This he said "is to cove loan originations". Is this normal?

I had a buyer approach me with the following propositionI'm looking for a investor to buy me a house and sell it back to me through a owner financing/land contract whit 80grand cash down for a 250k plus house that you or I find just for under 5 yearsSeems they have familiarity with seller financing which makes me wonder if they have an underlying scam going on.
