If you have the capital to build a diverse portfolio, you probably could absorb a small percentage of two non-payers. 

Car insurance companies do the EXACT same thing for this very reason- it promotes responsibility.

Some will only loan on certain type of policy and from certain insurance company while others will be more diverse.

That only promotes this entitlement mentality! 

Unlike a lot of popular cash flow markets, it has a growing population, growing jobs (pre COVID) and a modern, diverse economy.
