Question #2: As an investor, how do we go about calculating these costs into a budget to obtain before rehab?

If they do not qualify based on how they apply I will discuss if they want to make any adjustments like adding someone as a tenant to increase income to qualify.

I started as a wholesaler and am now a buy and hold guy that uses creative financing to obtain properties.

You think you need money to obtain properties as long term (30yrs+) passive income producing investments.

If they get disrespectful, end the conversation and offer to discuss when they calm down. 

This could devolve into a discussion about valuing parks on current performance or future potential, but anyway you look at it the park is overvalued for the amount of work needed.Other side of the coin, this park could be worth a lot.

If you're just working with friends and family, discuss what they're looking for rates and terms.

Some states have license reciprocity, which makes it easier to obtain one state's license if you already it in one of the states on their list. 

Hello Chris,  The main purpose of obtaining a real estate license is to that you can lawfully recieve a commission when buying, selling or leasing real property for clients.
