My goal is to purchase this property and have it cash flow to help assist with the rent and possibly have a home for my partner and me after the 18-month lease. 

I want to plant that seed in their mind for when they have a property to get rid of, they can seek my guidance or assistance - whether I buy it or not.

September over September appreciation continues in the double digits.

I had been using virtual assistants before, but once I saw they had property management feature, I switched over. 

With AB 1482 it is a little unclear if I need to provide rental assistance and if I am exempt.

Ive found a potential deal but need more assistance on how to move forward.

My states is very clear: if I accept my tenant's application for rental assistance, I agree to stop all eviction actions until their application is processed and I won't evict them for non-payment of rent during any period ERAP is paying for their rent.

Get a cash app or other digital form of accepting payment.
