Bad idea to use security deposit for rent.

This would be an amazing first investment for me.A home has just been posted on zillow in the past 24 hours (but it says it's been on there for 400 days... any idea why that may happen?)

Our investors get an idea of what they think the rent will be, then I will give them my opinion and we discuss the reasons for the differences.

So the questions are... is buying an older building a good investment, and is it a good idea to start with a property already managed and occupied? 

Not cheap but gives you an idea of what you can do just by changing your pattern.
